THE STRENGTH AND COMPETITIVE ADVANTAGES OF ANZ

As a company actively involves in the highly competitive construction industry, competition from other companies is always a never-ending challenge.  However, with its own strength and competitive edge, ANZ has managed to excel and maintain a good lead in the local housing development as well as construction industry.

 a)         Licensed Housing Developer

ANZ is a licensed housing developer registered with the Ministry of Housing and Local Government. As of today, ANZ has successfully developed 20 housing schemes with total development value of over RM 70.8 million. At present, ANZ has 2 on-going housing projects with total development value of RM 40.5 million. We have 10 new confirmed housing projects that will start next year with estimated total development value of RM 83.4 million.

The marketing and sales management of our housing development is being done by our own professional, qualified and efficient in-house team that are well versed and knowledgeable in all aspect including legal, claims procedures, and local authority requirements.

Housing developer is a core business of ANZ. The survival of the company is based on its development project where the income generated is sufficient to maintain its annual management overhead. Thus, other construction projects undertaken by ANZ are considered a bonus to the company. 

ANZ always adopts a development strategy that requires minimum rolling capital in every development project it has undertaken so far. The strategy guarantees maximum return of investment (ROI) to the developer and this has been studied and researched extensively by Haji Zainuddin Abu Bakar for his degree thesis at UTM titled “A Research to Determine Minimum Capital Required by Developer for Housing Development Project”. Among the factors studied are the type of joint venture, payment, construction, sales and the implementation of certain project that affects the total capital required by any developer.

A list of completed, on-going, and future housing development projects is attached for reference.

b)         ANZ as Competent and Capable Contractor

Although ANZ has yet to be certified as a competent and capable contractor by Jabatan Kerja Raya due to its lack of participation in JKR projects, it is in fact already a qualified one based on its present technical and financial capacity. Further strengthened by our record list of completed projects accomplished, ANZ already has all the characteristics of a truly competent and capable contractor both in the housing development and general construction. 

c)        A Fast Track Contractor

ANZ has successfully made itself as a well-known fast track contractor that never fails to deliver a fast track project on time.  Backed by a good list of fast track projects such as Gerbang Persilatan Negeri at Gong Badak (RM 3.80 million) completed in 6 months, 14 bungalow units for Ethylene (M) Sdn Bhd at Paka, Terengganu (RM 2.75 million) completed in 5 months, Warehouse No. 22 at Kemaman Supply Base (RM 2.68 million) completed in 4 months and Mydin Wholesale Market in Kota Bharu (RM 2.90 million) completed in 2 months are a testimony of ANZ's capability to undertake any fast track project offered by any Clients.

d)         Panel Contractor of Petronas Dagangan Bhd

ANZ is 1 of 5 panel contractors based in the East Coast appointed by the Petronas Dagangan Bhd (PDB) to undertake their projects in the state of Terengganu, Pahang, and Kelantan involving mainly the construction of their service station. Most of the projects offered or tendered are fast track full turnkey project to ensure immediate operation of their new station as well as upgraded and revamped station. Up to date, we have a very excellent record for project completed on time and ahead of schedule.

Being a panel contractor of Petronas Dagangan Bhd, PDB ensure that the contractor will always have at least 1 project in-hand at one time. ANZ has at one time been given to undertake 3 projects in view of our excellent record. For the record, ANZ has successfully completed 10 petronas service station project including 6 upgrading, 3 revamp, and 1 new station. We have just completed a new station in Merang, Setiu 92 days ahead of schedule. Our previous project for a petronas station in Muadzam Shah, Pahang has been completed 61 days ahead of schedule. ANZ has received bonus payment at RM 1000/day for both projects from Petronas in view of the early completion achieved.

e)         DSM Engineering Sdn Bhd

DSM Engineering Sdn Bhd (DSM) is an associate company of ANZ with Tuan Haji Zainuddin Abu Bakar holding 51 % majority shareholding. It is one of six companies throughout Malaysia licensed by Bluescope Lysaght (M) Sdn. Bhd. (formerly known as BHP Lysaght (M) Sdn. Bhd.) to do marketing for their light weight roof steel trusses and pre-engineered building system (PEB). It is the only Bumiputra status company to have acquired the licensee status and enjoy a RM 1.5 million credit facility without collateral from BHP.

DSM has formed a significant alliance with ANZ in its strive to diversified from conventional construction method and strategy to a more competitive and efficient system.  ANZ has developed the first low cost-housing scheme in Malaysia using both the lightweight roof steel trusses and PEB structural system in Dungun, Terengganu. ANZ also built the 2nd warehouse in Malaysia using the PEB system in Kemaman, Terengganu. Being an associate company of DSM with highly flexible credit term facility, ANZ not only directly benefit from DSM's financial liquidity but also has the added advantage of minimum cost in term of competition from other developers and contractors using the same materials and system. DSM is being progressively developed as part of ANZ's plan of becoming an integrated construction group complementary to its core construction activities.

f)         ANZ Scaffolding Sdn Bhd (ANZS)

ANZ Scaffolding Sdn Bhd is a wholly owned subsidiary of ANZ. Starting with a large numbers of scaffolding frame for ANZ's own use, ANZS has expand and be able to provide service rental of scaffolding frames to other company. It has play an important role in most of the projects undertaken by ANZ in ensuring that sufficient frames always available for smooth running of the project.

g)         Quality of Management

ANZ is presently managed by a team of qualified, experienced, and dedicated professionals headed by Haji Zainuddin bin Abu Bakar, the Executive Chairman/Managing Director.

Assisting him is a team of qualified individual which include En. Ramli Ismail, the Executive Director for Contract Administration. He was appointed to the board of ANZ in 1997 and responsible for all contractual matters of project undertaken by ANZ.

En. Ahmad Zaini Deraman as an Executive Director for Project Implementation is responsible for implementation of projects and holds a good reputation to complete fast track project on time.

Another member of the group's senior management team is Hajjah Radziah Ibrahim as an Executive Director for Marketing. She is responsible the administration works which include human resource and career development of all staffs.

In addition, En. Mohamad Shaipudin bin Mohamad Husain joined the company in 2000 as a Project Coordination Manager to lead the technical team of ANZ. He has over 13 years various experience in the construction industry including government projects, oil and gas, and big infrastructure works. He is now the General Manager for Project implementation overseeing the overall construction activities of the company. En. Abdul Hadi bin Alias joined the company as a Group Financial Controller in January 2003. He was appointed as the General Manager of Finance on January 2005 and responsible for overall financial aspects of ANZ Group. He has over 8 years experience in financial institutions and a Chartered Accountant, registered with Malaysian Institute of Accountants. En. Azmi joined the company in 1999 as a Sales Manager. Very well-versed on the property sales and marketing with more than 13 years experience he is now the General Manager for Marketing.

In view of ANZ's diversification and expansion over the years, ANZ has employed several professionally qualified engineers, project managers, and quantity surveyors to ensure that it would be able to meet its obligation diligently and produce high quality job and services.

h)         Creditworthiness of ANZ

ANZ has acquired and enjoyed a relatively high creditworthiness from both the financial institution and major suppliers. It has successfully obtained a loan totaling RM 5.4 million for its housing development project in Dungun, Kuala Terengganu from Bank Muamalat (M) Bhd. This facility has been fully settled recently. ANZ has also been given a loan totaling RM 7.5 million from Bank Islam (M) Bhd for its housing development project in Kuala Terengganu. In addition, ANZ also enjoy RM 1.5 million Working Capital financing from Bank Islam (M) Bhd.

For the supply of construction materials, ANZ has a credit facility totaling RM 3.57 million from various supplier and hardware traders without the necessity to provide any form of collateral but solely based on good relationship. A few suppliers, however, do require for ANZ to provide Director's guarantee.

ANZ has the vision to stay ahead of its competitor and to become a leader in the construction industry. Based on the excellent record shown by ANZ in the implementation and completion of projects undertaken, and an almost guaranteed project from Petronas Dagangan Bhd each year, as well as the ever increasing numbers of housing development envisioned, it is no doubt a very good and the best time for ANZ to further excel and enhance its growth in the construction industry.
